What you'll learn

  • Define quality as conformance to the contract documents, distinguish quality assurance from quality control and grade from quality, and explain the quality roles of the owner, consultants, testing agency, authority and contractor.
  • Prepare a project quality plan from a company quality management system and the specifications, including a requirements register, a coverage check and a risk ranking of activities.
  • Write inspection and test plans with measurable acceptance criteria and hold, witness, review and surveillance points, and schedule them in the look-ahead with their notice periods.
  • Use submittals, preinstallation meetings and mock-ups, including field water testing, to prevent defects before work is repeated.
  • Apply three-phase control and first-work inspections, and adjust follow-up sampling according to inspection results.
  • Inspect and test concrete, reinforcing and post-tensioning and apply ACI 318 strength acceptance criteria, required average strength and the investigation of low results.
  • Plan and interpret compaction, bolting, welding, masonry and sprayed fireproofing tests and coordinate the testing agency.
  • Inspect envelope control layers before cover and interpret window water tests, roof and deck tests and multipoint air leakage tests.
  • Work with the building official and special inspectors, track special inspections and discrepancies, and prepare for the final report of special inspections.
  • Manage nonconformances through control, disposition, correction, verification, root cause analysis, corrective action and back-charges.
  • Manage punch lists progressively to closure, explain substantial completion under AIA A201, and describe correction period, warranty and latent defect obligations.
  • Measure quality with paired measures, control charts and sampling plans, build a quality culture with the trades, and prepare a quality plan for a new project from lessons learned.
